Solar panels for residents’ associations

Solar panels for residents’ associations in Barcelona

A single installation on the roof can bring down the association’s electricity bill, share energy among the residents who sign up, or get the car park ready for electric cars. We prepare the study for you to take to the owners’ meeting and we take care of the work, the paperwork and the tax rebates.

What do you want to achieve?

Choose the arrangement that suits your building

Tap the option closest to your case and we’ll explain how it works, what is needed and what the owners’ meeting decides.

We want to share the energy among the residents

Shared self-consumption

A single installation on the roof shares the energy among the residents who sign up. Each one sees the discount on their own bill, according to the allocation you agree.

  • Each resident keeps their own contract and their own meter
  • As many of you as you like can sign up, it does not have to be everyone
  • The association’s meter can be included too

Collective self-consumption

We want to lower the service charge

Communal areas only

The installation powers what the association pays for: the lift, the stairwell lighting, the car park, water pumps or the pool.

  • The easiest option to approve and to process
  • It lowers the association’s electricity bill
  • It can be extended to the residents later on

Communal areas

We’d rather each resident decides for themselves

Each resident with their own installation

Each owner has their own panels on their share of the roof, with their own inverter, connected to their home.

  • It is sized to your consumption and everything it produces goes to your home
  • Everyone decides and pays for their own, with no allocations
  • The roof space has to be divided up
  • More equipment and more cabling than a shared installation

Individual

We have electric cars in the car park

Charging in the communal car park

Shared pre-installation in the car park so that each resident can fit their own charger in their space, with or without solar panels.

  • A single job for the whole car park
  • Each charger, with its own consumption
  • It can be combined with the panels on the roof

3Where the installation is

Financing

The building pays, with one receipt a month

The installation is financed in the name of the residents’ association, with a single monthly receipt from the usual account; the property manager shares it out like any other expense. There are no joint guarantees: no neighbour is liable for another’s debt. There is no need to change bank or to take out insurance or other products.

  • Terms from 2 to 10 years, up to 12 on large installations, with a nominal rate (TIN) from 5,25 %.
  • Arrangement fee of 1 %, already included in the instalment: it is not paid separately.
  • We arrange it with Prodinamia, a specialist in loans to residents’ associations: they compare several lenders and pick the best conditions, at no extra cost to the building.
  • Conditions for amounts over 5.000 €. Approval in about 3 days.

A real case: a building of 9 homes financing 26.000 € over 10 years pays 288 € a month, around 32 € per home where the ownership shares are equal.

Representative example of a consumer loan: cash price 10.000 €; loan amount 10.100 €; arrangement fee 1,00 % financed within the instalments; nominal rate (TIN) 5,95 % and APR (TAE) 6,35 %; 120 monthly instalments of 111,88 €; total amount owed and total price on credit 13.425,60 €. French amortisation system. Credit offered and subject to approval by a credit institution registered and authorised by the Bank of Spain, as consumer credit, with no need to open an account or to take out other linked products such as insurance.

Majorities and paperwork

What the owners’ meeting votes on, and the paperwork

In Catalonia, residents’ associations are governed by the Civil Code of Catalonia, not by the Spanish Horizontal Property Act. This is what it says for an installation like yours.

Panels on the communal roof

  • Approved by a simple majority of the owners who vote and of their ownership shares (art. 553-25.2.d).
  • Even if they change the façade or the outside look of the building, a four-fifths majority is not required (art. 553-26.2.b).
  • Owners who vote against still pay, as long as the cost does not exceed three quarters of the ordinary annual budget, once grants are deducted (art. 553-30.4).

Chargers in the car park

  • To fit a charger in your own space no decision of the owners’ meeting is needed: you send the technical design to the chair or the property manager 30 days in advance, and the certificate once it is done (art. 553-36.3).
  • The association may propose a reasonable alternative; if it is not carried out within two months, you may go ahead with yours.
  • The shared groundwork for the whole car park is voted on, also by simple majority (art. 553-25.2.c).

Heat pumps and insulation

  • Energy efficiency works are approved by simple majority (art. 553-25.2.b and d).
  • Four fifths are only needed for works that change the structure or the outside look and do not fall into those categories (art. 553-26.2.b).
  • Costs are shared under the same rule as the panels (art. 553-30.4).

Financing and sharing with other buildings

  • Applying for the loan is approved by simple majority (art. 553-25.2.g). Four fifths are only needed if it is repaid over more than 15 years (art. 553-26.2.h); our terms run from 2 to 10 years.
  • Joining an installation shared with other buildings, or an energy community: simple majority (art. 553-25.2.f).
  • Sharing the energy is not a decision of the owners’ meeting: it is an agreement signed by all participants, setting the allocation coefficients, which is sent to the grid operator (RD 244/2019, art. 3.3 and annex I).
  • Since 22 March 2026 you can share with consumers less than 5,000 metres away if the installation is solar or wind and up to 5 MW (RD 244/2019, art. 3.g).

The IBI and ICIO tax reductions are applied for separately, and each town hall sets its own: ask us and we will check what your town hall offers. Articles checked against the consolidated text on 20 September 2026. We prepare the technical and financial documents for the minutes; the notice of meeting and the minutes are signed by your property manager or the chair.
